# POB and MJOP for lift installations

A lift installation does not only need attention today. Maintenance, repairs, modernisation and sometimes replacement are all coming in the years ahead. I help draw up, assess and update your POB and MJOP.

POB stands for Planmatig OnderhoudsBeheer, a performance-based maintenance specification. A POB sets out the agreements and requirements covering the performance and the maintenance of a lift installation. Your requirements and target performance levels are translated into concrete, measurable agreements with maintenance companies and other suppliers.

## What is an MJOP?

An MJOP is a Meerjarenonderhoudsplan, a long-term maintenance plan. It sets out, across several years, which maintenance and which investments are to be expected.

    ### A baseline survey as the foundation
    
    A baseline survey to NEN 2767 records the condition of each installation component objectively. That is the foundation for a realistic plan.

    ### Setting the objectives
    
    Your requirements around availability, comfort, safety and cost are translated into measurable performance levels in the POB.

    ### Drawing up the long-term plan
    
    Maintenance, repairs, replacements and investments are mapped out for the years ahead, with the associated costs.

    ### Updating it periodically
    
    The technical condition changes. The plan is therefore revised regularly so it keeps matching reality.
    

A good MJOP gives a clear view of the costs to come. That makes it easier to set budgets and to plan and spread investment.

## Keeping your MJOP current

An MJOP is not a document you draw up once and then file away. The technical condition changes, so the plan needs updating regularly. A periodic [baseline survey](/en/nulmeting-lift) keeps it reliable.

## A basis for bigger decisions

-   ### 01What is the difference between a POB and an MJOP?
    
    A POB is about the agreements: what performance you expect from the installation and from the maintenance company, and how that is measured. An MJOP is about time: which maintenance, replacements and investments are expected over the coming years and what they will cost. The POB steers day-to-day practice, the MJOP steers the budget.
    
-   ### 02How far ahead does an MJOP for lifts look?
    
    Ten to fifteen years is usual, in line with the MJOP for the building as a whole. For installations nearing the end of their service life a longer horizon makes sense, because replacement then falls inside the planning period and can be provided for in good time.
    
-   ### 03Can HERMAT assess an existing MJOP?
    
    Yes. I check whether the assumptions in the plan still match the real technical condition and whether the measures and figures included are realistic. Plans often turn out to be too optimistic, or too generous on components that need little attention in practice.
    
-   ### 04Is a baseline survey required for an MJOP?
    
    Not strictly, but without one an MJOP rests on assumptions and on whatever the maintenance provider supplies. With a condition survey to NEN 2767, the measures and the figures stand on an objective basis.
