# Lift maintenance and contract management

A maintenance contract is no guarantee that your lift is being maintained properly. I help you assess and manage maintenance contracts, performance, breakdowns and costs.

Age, use, technical design and the availability you need all help determine which maintenance arrangements are appropriate. That is why I look not only at the price, but at the substance of the contract.

## Recurring breakdowns deserve attention

## Independent of maintenance companies

HERMAT sells no maintenance contracts and carries out no lift maintenance. That is what allows me to represent your interests independently.

## Start with the facts

If you want to judge a contract properly, it helps to record the technical condition of the installation objectively. A [baseline survey to NEN 2767](/en/nulmeting-lift) gives you that starting point.

-   ### 01What is the difference between a basic contract and an all-in contract?
    
    A basic contract covers only periodic preventive maintenance, with repairs and parts invoiced separately. An all-in or comprehensive contract largely includes repairs and parts. Which form works out well depends on the age, condition and use of the installation. For an older lift with frequent breakdowns, a basic contract often turns out dearer than it looks.
    
-   ### 02Can I have a live maintenance contract reviewed?
    
    Yes. I assess the contract terms, the agreed performance, the costs invoiced and the reports delivered, and set those against the actual state of the installation. That shows whether you are getting what you pay for and which changes are worth making.
    
-   ### 03Does HERMAT help with tenders?
    
    Yes. I organise and run tenders for maintenance contracts, request quotations, assess them objectively and support the selection and contracting of the maintenance provider.
    
-   ### 04How often should a lift be maintained?
    
    There is no fixed number. Frequency depends on the type of installation, how intensively it is used, its age and the availability you need. A performance-based maintenance specification turns those starting points into measurable agreements rather than a generic number of visits per year.
