# A baseline survey of your lift installation

A lift can run faultlessly every day and still be deteriorating technically. An independent baseline survey gives you insight into the technical condition of your lift installation and a reliable starting point for maintenance, investment and future lift management.

A baseline survey is an independent assessment of the technical condition of a lift installation at a given moment. The findings are recorded, so it is clear exactly where the lift stands at that point.

That record is the foundation for everything that follows. Without an objective starting point, a maintenance conversation stays a matter of opinion.

- Taking on a new lift installation
- Assessing or renewing a maintenance contract
- Recurring breakdowns
- Justifying a maintenance budget
- Drawing up or updating an MJOP
- Preparing a modernisation or replacement

ConditionIncreasing severity of defects

1. 01Excellent
2. 02Good
3. 03Fair
4. 04Moderate
5. 05Poor
6. 06Very poor

Scale 1, excellent, to 6, very poor

### Assessed on three characteristics

01Severity

The extent to which the defect affects how the installation performs.

02Extent

How widely the defect occurs across the installation.

03Intensity

The stage the defect has reached.

The survey data goes into the Prognotice software. That produces a transparent and traceable overview of the technical condition of your lift installations.

The baseline survey is not an end in itself. Its findings are translated into practical points of attention, maintenance measures and potential investments. The results can serve as the basis for a [POB and MJOP](/en/pob-mjop-liften).

## Independent advice

HERMAT is not tied to any lift supplier or maintenance company. The advice is therefore independent of whoever carries out the maintenance or the modernisation.

## Useful for your contract too

A baseline survey shows whether the maintenance you pay for is actually reflected in the state of the installation. That makes it a powerful tool when assessing your [maintenance contract](/en/onderhoud-lift-contractbeheer).

1. 01Insight into the technical condition
2. 02Justification for maintenance and investment
3. 03Clear priorities
4. 04A better view of future costs
5. 05An independent judgement

- ### 01What does a condition score of 1 to 6 mean?

The NEN 2767 scale runs from 1, excellent, to 6, very poor. The score is set per building or installation component based on the severity, the extent and the intensity of the defects found. A higher score does not automatically mean immediate intervention is needed, but it does mean the situation requires attention and planning.

- ### 02Does the lift have to be out of service for a baseline survey?

For most of the survey, no. For components in the shaft and the machine room, access and a short shutdown are necessary. I agree that in advance with you and with the maintenance provider, so disruption to users stays limited.

- ### 03What do I receive after the baseline survey?

You receive a report with the condition scores per installation component, the defects found and a translation into concrete points of attention, maintenance measures and potential investments. The data is recorded in Prognotice, so it stays traceable and comparable at the next survey.

- ### 04How often should a baseline survey be repeated?

A baseline survey is a snapshot. Because the technical condition changes, resurveying periodically is sensible. For many portfolios a three to five year cycle works well, with the MJOP updated in between.
