# New build and modernisation of lifts

An older lift does not automatically have to be replaced in full. Depending on the technical condition, the availability of parts, how prone it is to breakdowns and the performance you need, modernisation can be the sensible route. Sometimes replacement makes more sense.

Making that call requires objective information. A [baseline survey to NEN 2767](/en/nulmeting-lift) and an up-to-date [MJOP](/en/pob-mjop-liften) give you the picture you need.

## Technology that suits the use

A lift installation has to match the building and the way it is used. Beyond the engineering, use, availability, comfort, maintenance and future developments all play a part.

## Independent on supplier choice

HERMAT sells no lift installations and has no interest in any particular supplier. That is what allows solutions and offers to be assessed independently.

## Oversight during the works and at handover

Independent oversight remains valuable after the choice is made. I can keep an eye on the works, variations, additional work and handover, so that you get what was agreed.

-   ### 01When is modernisation cheaper than replacement?
    
    Modernisation is often attractive where the structure, the shaft and the load-bearing parts are still in good condition and the problems are concentrated in the control system, the drive or the finishes. Where parts are no longer available, the installation is highly prone to breakdowns, or requirements around capacity and accessibility change substantially, replacement is usually the better choice.
    
-   ### 02How long does a modernisation take?
    
    That depends heavily on the scope. A control system upgrade can be done in a few weeks, while a full replacement typically takes several months, delivery times included. In a building with a single lift, scheduling the shutdown is often the hardest part, and that is exactly where early coordination helps.
    
-   ### 03Can HERMAT assess an offer from my lift supplier?
    
    Yes. I assess the offer on technical substance, the quality of the components proposed, maintainability, the availability of parts and the effect on running costs, and not on price alone.
    
-   ### 04Does HERMAT support new build projects too?
    
    Yes. On new build I contribute to the technical starting points and the specification, assess the tenders and keep an eye on the works and the handover.
