# Lift management and lift administration

Behind trouble-free lifts and manageable running costs sits a complex world of specialised engineering, legislation and contract management. As an independent consultant I am your permanent partner in that field.

Lift management is the whole of the insight, oversight and coordination needed to keep a lift installation running safely, reliably and cost efficiently. It takes specific expertise to judge technical performance objectively, to weigh up maintenance contracts critically and to make the right calls on maintenance, suppliers and investment.

## Why an independent party

As an owner or manager you often depend on the maintenance company for technical information. That is the very party doing the work and invoicing the cost. An independent adviser assesses that information, the proposed solutions and the delivered performance with no stake of their own in the outcome.

HERMAT sells no lift installations, no parts and no maintenance contracts, and carries out no maintenance. That is what allows me to represent your interests independently.

## Who I work for

I work for property owners, property managers, housing associations, owners' associations and operators of lift installations. Assignments range from a one-off technical question to full lift management for an entire portfolio.

## The Netherlands and Belgium

I work in both the Netherlands and Belgium and am familiar with the specific market and legislative differences between the two.

    ### Baseline survey
    
    The facts first. I map the current condition of the installation using the NEN 2767 method, so there is an objective starting point.

    ### Performance-based maintenance specification
    
    Your objectives and the findings of the baseline survey become concrete, measurable agreements with maintenance companies and other suppliers.
    
3.  Step 03
    
    ### Long-term maintenance plan
    
    Next I set out which maintenance, replacements and investments are needed over the coming years, with the associated costs.
    
4.  Step 04
    
    ### Coordination and oversight
    
    As an independent coordinator I take maintenance and inspection scheduling off your hands and monitor the quality of the work carried out.

-   ### 01What is the difference between lift management and lift administration?
    
    In practice the terms get used interchangeably. Lift administration usually refers to the day-to-day care of an installation: having maintenance carried out, reporting breakdowns and arranging inspections. Lift management is broader and also covers the strategic side: recording the technical condition objectively, assessing contracts, planning costs across several years and keeping control of everyone involved.
    
-   ### 02Does HERMAT work with lift suppliers or maintenance companies?
    
    No. HERMAT is not tied to any lift supplier, maintenance company or inspection body and has no commercial interest in a particular party. I work solely on behalf of the owner, manager or operator.
    
-   ### 03Can I bring HERMAT in for a single question?
    
    Yes. The service is flexible. That could be a one-off review of an inspection report or a maintenance quotation, but equally full lift management for an entire property portfolio.
    
-   ### 04Does HERMAT work in Belgium as well?
    
    Yes. I work in both the Netherlands and Belgium and am familiar with the specific market and legislative differences between the two.
